Remodel plans are ready
Our ranch house is rather petite, totaling about 1300 sq ft, and in order to not trigger more extensive (and expensive) permits especially regarding foundational work, we are only able to rework the existing floor plan a bit by moving around a few windows and doors. But, what we have now is likely the most functional layout possible given the square footage limitations and I am excited to share!

The two biggest structure changes are:
Raising the second story roofline and changing the roof pitch to match the gables on the front of the house
Extending the deck so it wraps around the whole back of the house
The floor plan was altered a bit to increase flow and utility of the small space, and for the upstairs bedrooms to acommodate as many bunkbeds as possible. This home is meant to serve large families and groups, after all!

The most notable changes to the floor plan include:
Adding two laundry units, a utility sink, and refrigerator to the sunroom
Adding a back door to the sunroom so guests can access the deck
Replacing a window in the second bedroom with a door so both downstairs bedrooms will have access to the deck. This room will serve as the nursery/playroom located near the master bedroom (#1)
Designing the kitchen to accommodate a sink, dishwasher, and large antique stove. We will source a long, narrow table to use as an island with seating. It will serve three functions: a space for food prep, serving, and dining.
Adding a linen closet upstairs
Designing the upstairs bathroom to separate the wet room (tub/shower & toilet) from the sink/vanity, enabling two guests to use the space simultaneously
